Planning Applications

Planning permission is not always required when carrying out building works, altering or extending your home, constructing sheds or even converting your loft as it may be classed as permitted development, however anything falling outside the scope of permitted development will require formal Planning approval.

We can produce all of the drawings and documentation necessary to submit with your planning application and deal with the local authority on your behalf.

Full and Outline Planning Applications:

Planning drawings can be produced for a variety of project and application types ranging from an outline application for a commercial development to a full application for a house extension or new housing development

Listed Building and Conservation area applications:

If you live in a conservation area it is likely that you will have had your permitted development rights removed and require Planning Permission to carry out minor works to your property that would not usually be necessary.

When submitting Planning Applications in conservation areas, areas of outstanding natural beauty, or for Listed or Buildings of Historic interest, more detailed information will need to be submitted such as Design and Access statements and Heritage statements, all of which can be included within the Scope of Services.

Lawful Development Certificates:

For peace of mind you may choose to apply for a Lawful Development Certificate. This is not the same as planning permission but is proof that your household building work is lawful.

This option is well worth considering even if you are sure your project is permitted development. If you should later want to sell your property an LDC may be helpful to answer queries raised by potential buyers or their legal representatives. As such, it is important that all paperwork and records relating to your property are clear and up to date.
