If you need extra living space in your property, a professionally designed and constructed loft conversion is often the most cost effective way of creating another room. A loft conversion is in most cases larger than the existing rooms (eaves permitting).
It is also an excellent investment than can put many thousands of pounds on to the value of your home. If you rent a property, it can increase your income substantially, especially if you rent by the room.
It is however extremely important that a loft conversion is planned carefully. Get it wrong and the mistakes could prove very expensive, even possibly compromising the structural integrity of your entire property.
The first matter to be assessed is whether your loft is indeed suitable for a conversion. We begin with a physical inspection of your roof space to ascertain the pitch of the roof, area with suitable head height (useable height should be no less than 2.2 metres) and of course any obtacles that will need moving such as water tanks or even chimney stacks.
The second aspect of suitability takes into account the structure of the roof. You may have seen on older properties, the roof space is really quite open as a lot of the strucural integrity is held within rafters and ceiling joists. Newer properties (1960s onwards) often use a truss arrangement where there are sometimes many diagonal ties within the loft space providing extra structural support. The latter technique is used as it is cheaper and faster for the builder to construct however, it also poses more questions in terms of a loft conversion.
